The Buying Process
GETTING STARTEDWe get you in tune with the Market with our weekly Market Review. Each week we send you a full MLS Link to every property that is newly listed, sold or had a price adjustment. Once you have a sense of the Market we prepare a formal Market Evaluation and sit down with you and determine pricing and a marketing strategy. Prior to entering into a Contract to sell your home, we ensure you understand how the entire buying and selling process works and give you copies of all paperwork involved. To get the most for your home we guide you with tips and ideas that we have gained over our combined 42 years in the business.
LISTING ON MLSFundamental to any sale of any property is representing the property at its very best. As soon as we agree to work together we will sign a Listing Contract and work together on strategy. Next, we collect information such as features of the home, plot plan, survey plan, septic details, permits, order a floor plan by Measure Masters, professional photos as well as videos. This process normally takes 2 or 3 days. Once we have everything, our listing is submitted to the MLS (Multiple Listing System) and we post a Realtor Package online for cooperating agents.
THE PUBLIC LAUNCHNow that the listing is live on the MLS, we put the sign on the property and fill the infobox with our colour brochures and send out e-cards to our clients. We set an open house date and advertise in the Coast Reporter in print and online, all real estate websites, post in Social Media and do a Just Listed mailout. JONIANDGAIL.COM
MARKETINGNow that the listing is live on MLS, we announce the property is live. The MLS system is the best in the world but we don’t stop there because it is all about Exposure. Specific to your home we create a marketing strategy to target buyers for your home to get your house sold. We advertise in THE COAST REPORTER, VANCOUVER SUN, SUNSHINE COAST REALTOR GUIDE, WEST VANCOUVER REALTOR GUIDE, WWW.JONIANDGAIL.COM, WWW.SUTTON.COM, WWW.SUTTONWESTCOAST.COM, WWW. REALTOR.CA, SYNDICATION SITES, SUNSHINE COAST TOURIST GUIDE, LUXURYHOMES.COM, GOOGLE ADS, SOCIAL MEDIA, CUSTOM DOMAIN WEB SITE AND GLOBAL ASSOCIATES.
We are everywhere that matters. We will keep you well informed, keep an activity log and give prompt feedback after every showing. We prefer to be present for viewings to better assist agents with special features of the home and location. Upon receipt of an offer, we go back to all clients and agents that have viewed the home and expressed an interest just in case they are considering an offer. We don’t stop until we have an accepted offer with all conditions fulfilled.
SOLD AND CLOSING PROCESSExciting! We have the offer with all conditions removed and we have confirmation of the deposit. We put our SOLD sign up. Our conveyancing department promptly forwards the paperwork to your lawyers. We love handing over keys and always do a walk through to ensure and to witness the home is left per the contract. We are there to help every step of the way.
SELLER PERKSUpon the successful closing of your sale, we will give a donation of $200.00 to your choice of charity. Or you may choose from the charities listed on our web site. The donations will also be posted on our website blog.
At Closing Joni and Gail will pay you to hire a cleaning person or gardener to help with the last-minute pressure. They will pay you $300.00 and will be available for you as needed.
